Letter to Owners,

Thank you for expressing your interest in Pivetti Property Management Services for your property. Here is a quick overview of both options for our property owners.

Our first option is the “Rent Up”, often referred to as a “Lease Up”. This is a partial management service option where we find qualified tenants to fill your space. We advertise the property, process the applications, run background checks on the applicants, and write up the lease for you when the tenants are decided. We collect the security deposit and first month’s rent which we send to you, less our fee, along with an Owner Statement after the tenant has moved in. From there you would resume management. The only charge for this option is a one-time leasing fee which is 50% of the first month’s rent.

Our other option is “Full Management”, which includes all of the Rent Up services for finding tenants, as well as continued management of your property. We have a trusted group of maintenance professionals and tradespeople on call to help address any service requests that come up. California Laws and Landlord/Tenant Laws are constantly changing. Continual management of your property can help us to prevent or address the unforeseen burdens a tenancy may bring. We will perform an annual inspection, move in inspection, move out inspection, asses rental rates/rent increases each year and renew tenant leases, if all is going well during the tenancy.

You will have direct access to your property’s information through our AppFolio property management platform. Each month you will receive an Owner Packett including statements and copies of invoices/receipts then a Year End package and 1099s at the beginning of the year. The cost of full management is 8% each month. We will send a Property Management Agreement after we complete a walk through to ensure the condition of the property.

All leases start as an 11-month lease and become month-to-month leases after the first lease term. We set rent prices based on the current market conditions with input from you. We will manage all aspects of your property and tenant needs, while making sure we keep our communication open with you, as the property owner. If you choose to start with a Rent Up, you may switch to full management at any time.

The next step is for us to perform a walk-through of your property to ensure it is ‘rent ready.’ During our walk through we will point out any areas of concern and make suggested alterations if necessary. Once we complete the walk through, we will send you our Property Management Agreement for review. Once we have a signed contract, we will proceed with taking photos and ask that we have all the keys available so we can place a lock box onsite and make copies for our office. We only show qualified applicant’s properties. Our screening process takes 3-5 business days. Property Owners are not involved in the screening process. We follow all state and federal housing laws and strictly abide by the ‘First Applied, First Qualified’ process. We do not discriminate against applicants with any form of legal and verifiable income. Legal and verifiable income includes Section 8 vouchers and all forms of government assistance.
